Epoxy & Polyaspartic Floor Coatings in Panama City: What Homeowners Should Know
"Epoxy floor" has become the catch-all name for any coating on concrete, but the products, the prep and the results are not the same. Here's the plain-English version of what we install, why it lasts, what it costs in Panama City, and how to tell a real floor coating from a weekend paint job.
What a floor coating actually is
A professional floor coating is a multi-layer system bonded to the concrete: a primer that soaks into the slab, a pigmented base coat, a decorative flake or metallic layer, and a clear topcoat that takes the abuse. The concrete underneath is mechanically ground so each layer grips rather than sits on top. Done right, the coating becomes part of the slab — it doesn't peel because there's nothing for it to peel from.
Polyaspartic vs. epoxy
Epoxy is the older chemistry: strong, affordable, slow to cure (days), and prone to yellowing in sunlight. Polyaspartic is a newer aliphatic polyurea: it cures in hours instead of days, stays clear under UV, flexes slightly with temperature swings, and handles hot-tire pickup better. Most of the floors we install use a polyaspartic topcoat — and often a polyaspartic base too — which is why we can grind, coat and flake a garage in one day and have you parking on it within 48 hours. Epoxy still has a place as a heavy-build base coat on some commercial floors; we spec whichever system fits the slab and the use.
Why the box-store kit fails
The one-part or two-part "garage floor epoxy" kits sold at home centers are thin, water-based coatings designed to be rolled onto an acid-etched slab. Acid etching doesn't create a real bonding profile, the film is a fraction of the thickness of a professional system, and there's no UV-stable topcoat. The result is the floor everyone has seen: peeling under the tires within a year. A professional coating is roughly ten times thicker, mechanically bonded, and finished with a clear that's built for sun and chemicals.
The process, step by step
- Inspection & moisture test. We look at the slab's condition and test moisture vapor — the #1 cause of coating failure — before we quote.
- Diamond grinding. Industrial grinders with dust extraction open the concrete to a clean, uniform profile and strip old paint, sealer and contamination.
- Repair. Cracks, pits, spalls and control joints are filled and ground flush so the finished floor is smooth.
- Base coat. A pigmented base is applied and, for flake floors, decorative chips are broadcast to full refusal for even coverage.
- Scrape & clear. Excess flake is scraped and vacuumed, then a UV-stable polyaspartic clear locks everything in.
- Cure. Walk on it that evening; park on it in 24–48 hours depending on system and temperature.
What it costs in Panama City
Most residential garage floors run about $5–$7 per square foot installed, so a typical two-car garage lands around $2,400–$3,200. Metallic and custom decorative floors run higher because of the design work and extra clear. What moves the number is slab condition — old coatings to grind off, heavy crack repair, or high moisture readings — not the color you pick. How long it lasts
A properly prepped, professionally installed polyaspartic flake floor commonly lasts 15–20+ years in a residential garage. Commercial floors under forklifts and chemicals are specced thicker and can be re-cleared after years of service rather than replaced. The floors that fail early almost always share one story: skipped grinding, no moisture test, or a residential-grade system under commercial abuse.

Ask three things: How do you prep the slab (the only right answers are diamond grinding or shot blasting)? Do you moisture-test? What system are you quoting, layer by layer, with the total thickness? If a bid can't answer those clearly, the low price is buying you a floor you'll pay to remove.
